    July 2, 2026 — CalculatorBasics.com today published "The 2026 State of Mortgage Payments in America," a state-by-state analysis of true monthly mortgage payments using U.S. Census property tax data and live Freddie Mac 30-year fixed rates.
    
    NEW YORK — Americans buying a median-priced home face monthly payments ranging from $896 in West Virginia to $4,520 in Hawaii, a 5x spread that underscores how location and property taxes shape housing affordability in 2026. For the same $400,000 home, New Jersey residents would pay 1.3x more per month than Hawaii residents — before any difference in local home prices.
    
    The report ranks all 50 states and Washington, D.C. on total monthly payment (principal, interest, property tax, and estimated insurance) using Census ACS 2023 median home values and effective property tax rates, combined with the current national 6.49% 30-year fixed rate from FRED. 11 states now exceed $2,500 per month on a median-priced home; the national average is $1,974/month.
